thank you poatri...

Did a road inspection today...will have to take a detour until the real estate interests need to show smooth roads to their perspective buyers.  Ultimately this will all be smoothed out but a few inches deeper.  The main reason I refuse to pay the HOA fees is because of inferior road maintenance.  This section of my road is 3' below grade - where do you think the water is going to go?  The erosion side leads right into my canyon. Spent way too much time of a precious Sunday assisting two different vehicles get through the mud when they shouldn't have been out here in the first place.  87,90,65,0,C

Entrenched roads are really bad. Ours is up to 5' below grade - in many places people call that a 'canal' and with the heavy rain you received the other night, I can picture it full of water. Hope your road is given some attention soon.

if that is yur road what could Dan and Jessy s road condition be ? theirs being 20 miles as yu wrote ( I assume yurs only 2 miles from paved main rd). That (condition of roads and who "maintains" those during rainy season would be a big concern for me when will move arround there. Excelent very grafic photo helpfull to educate ones like me that follow yur blog from different locations. Very impressed.

John, your comments are right on. Poor road maintenance and the fact that only 44 % of property owners pay maintenance fees are reasons that some property owners should run for the board and try to correct these problems.

It does no good to sit on your butt and complain. Take action.

Another big problem facing Terlingua ranch is the fact that we have a flat fee. This allows the large landowners and real estate flippers to pay the same amount of maintenace fees as someone owning only 5 acres. Currently only 24 % of the tracts of land on Terlingua Ranch are assessed maintenance fees. These numbers came from the ranch office, check them out.

We are looking for a few good men or women to run for the board and stop this madness.

i did not know those lands were Terlingua Ranch properties...definetly JW would be an EXCELENT Board member and probably a very good Terlingua Politician some future day...I personaly would not buy Terlingua Ranch ever (no ofend intended) I will look arround independent sellers more close to Terlingua or main Hwy from Alpine or even rural Alpine or Sanderson .(Private non developed lands between Terlingua and Presidio are good also (encroched in between Big Bend State Park boundaries), as i will move sooner than later....good tp know all this things, THANKS

Pablo, I believe your comment that John Wells would make an excellent Board member. However, he is not paying maintenance fees in protest of poor road maintenance. I too have urged property owners to not pay maintenance fees with the TRRP sign which said NO SAY - NO PAY. If we can't get some good board members to run, then not paying fees will get their attention real quick.

We have two good property owners that will run for the board this year and need a third man to run and help make changes to the ranch.

I have been following this feud
elsewhere on the net...getting to be a nasty piece of business.I have been planning on moving out that way in the very near future.
Pablo has got it right from the point of view of the prospective buyer.Life is short,why take on that headache ? That road gets old real quick even if you have a jacked 4x4.That picture says HUNTING BUGGY !

It would make a lot of sense for all residents of the area to have a four wheel drive vehicle with good ground clearance. I hope the TRPOA road maintenance issues get worked out.

I've been complaining for over 30 years about how the POA maintains the roads. Finally, we just hauled in dirt and built it up ourselves on an area of Snake Rd that the POA kept grading lower until it became an impassible bog in rainy times. Recently, a small rain left a puddle there and they still keep grading it lower. All the dirt we added is nearly gone. It's so disgusting. Why can't they make bar ditches and crown the road with the removed dirt, like it's supposed to be done. Check out the way they do it at Davis Mountains Resort. And, as usual, Mahan's facts are skewed. Don't believe him. Hang in there, John. Wish there were more like you.

Now there's a real genius idea. Protest road conditions by not paying your POA dues. If more and more owners do that, then there will be less money for maintenance and the roads will get even worse.
